Hedgemon is one team for the whole job — design, permits, and construction. Hire us to lead the whole build, or just to run feasibility and entitlements. Either way the budget stays honest and the timeline stays real, whether you run a family office or you're investing for the first time.
Most projects go wrong for one reason: the architect, the money person, and the builder don't talk to each other. We put them on one team. We treat each project as a problem to solve, not a bet to place.
We check the money before we buy — the deal terms, the feasibility, the real cost to build. If it doesn't pencil, we pass. No guessing.
We design and build in-house, as the general contractor. So we know the site before it hits the spreadsheet. That's how we stop cost overruns and delays before they start.
We don't chase hot markets. We buy where the math still works if things go sideways — where land cost, build cost, and demand all line up.
Real estate carries tax advantages other assets don't. We work with you and your advisors to structure each deal so more of the return stays yours.
"We only build where the land, the cost, and the demand all agree."
San Clemente to Laguna Beach — a stretch of coast where scarcity is real and quality holds its value. That's where we put our capital to work.
We're the general contractor. We buy the land, get it permitted, design the home, and build it — one team owns the whole job, so the budget stays honest and the timeline stays real. When you don't need the whole build, we take on feasibility and entitlements as standalone work, with the same underwriting and permitting rigor.
This is the heart of what we do. As the general contractor, we run the site from the first dig to the final walk-through. We hire the crews, hold the schedule, and own the cost. When we lead the build, the home you see is the home we planned.
Our in-house architects draw homes that look good and are practical to build.
We handle zoning, permits, and the paperwork that stalls most projects.
Before we buy, we test whether the project works — zoning, land use, and real costs.
We model the money up front — what it costs, what it returns, and what could go wrong.
Hire us to underwrite a site or a deal before you commit. We run zoning, land use, hard and soft costs, and the return math, then tell you whether it pencils — even if we never build it.
Hand us the approvals. We take zoning, coastal review, and the permit set through the jurisdiction, so a stalled project starts moving again. You keep your own builder; we clear the path.
Five stages, one team through all of them. Nothing gets handed off to a stranger — which is why the number we quote at the start is the number you see at the end. Need just the front end? Feasibility and entitlements are available on their own.
We find the parcel and model the whole deal before a dollar moves. If it doesn't pencil, we walk.
Our in-house architects draw a home that sells — and that's realistic to build on the actual site.
We clear zoning, coastal review, and permits — the paperwork that stalls most projects for years.
As the general contractor we run our own crews, hold the schedule, and own every line of the cost.
We take it to market or hold it in trust — whichever the numbers say serves the investment best.
We buy raw land on the Orange County coast, get it permitted, and build. Here's the recent record — real homes, real numbers.

This isn't a concept. 130 De La Paz is backed by a complete, stamped engineering package — the design and entitlement risk is already retired before a dollar of construction capital goes in.

Ethan is the analytical backbone of Hedgemon's underwriting. He teaches financial engineering, derivatives, and investments at Columbia and UC Berkeley, and has advised hedge funds and family offices on real estate and risk. With a master's in financial engineering from Berkeley, an MBA, and CAIA and FRM credentials, he makes sure every project meets the strict criteria sophisticated institutional and private investors demand.
Justin leads Hedgemon's vertically integrated model. An investor and builder, he applies a first-principles approach to the intersection of real estate and technology — a University of Michigan graduate with a JD and an MBA in Finance from Indiana University, and a former healthcare-data CEO. He brings the institutional rigor and legal precision needed to navigate complex deal structures, tying investment strategy to architectural design so long-term asset performance is engineered in from the start.
William brings deep-rooted construction credibility to the leadership team. With a background in large-scale commercial development and a General Contractor's license, he keeps the financial spreadsheet grounded in site reality — knowing exactly what happens on the ground before it hits the model. His expertise lets Hedgemon take execution risk off the table from day one.
Hedgemon's in-house architect for over five years, and maintains his own design firm. Seventeen years of design and project management across custom homes, retail, restaurants, warehouses, and high-rise buildings.
